Our Roof Cleaning Process
Our crews use the gentlest methods that actually work to clear debris, moss and grime, whether the job is a routine sweep or a full moss removal, and we guarantee your satisfaction on every roof.
Step 1: Debris Removal
The first step is to blow all the loose debris off the roof: needles, leaves, seed pods and the grit that collects behind vents and in valleys. With any roof cleaning we check the gutter system and clear it as part of the service, because a clean roof draining into a blocked gutter has only moved the problem down a few feet.
Step 2: Manual Cleaning
More often than not, stubborn debris needs a manual approach. We use a nylon-bristled brush to loosen and lift whatever the blower left behind, and the crew takes every precaution to protect the roofing material while doing it.
Step 3: Moss Removal and Treatment
If the roof has moss, the brushing becomes the main event and the roof is cleared again before anything goes on it. Then the moss-prevention treatment goes down: a white, zinc-free granular powder that dissolves in rain, works through the shingles, kills the spores and changes the surface chemistry so moss struggles to return. A Lawton Park Roof in Magnolia, May 2026
Sterling photographed the roof of a Lawton Park home on May 11 and found moss in every course of the shingles under a big-leaf maple canopy, with debris collecting in the gutters below. Eleven days later Bobby cleaned the roof, cleared the gutters and laid the treatment in bands along the ridge and across the field, then finished the visit with the windows and the patio so the whole house read as clean at once.

What is a roof debris blow, and when is it enough on its own?
A debris blow clears the loose needles, leaves and grit from the roof and its valleys with a blower, without brushing or treatment. It is enough when the shingles underneath are clean and there is no moss, typical of a roof treated within the last year or two. Once you can see green, it is a cleaning.
Why does a steep or three-storey Seattle roof cost more to clean?
Because it takes longer and has to be staged more carefully. Steep pitches, cedar shake, metal roofs and homes of three storeys or more each carry a complexity adjustment on our quotes, since the crew works every course by hand and a tall or steep roof means longer ladder runs and slower footing.
Does a Renova roof cleaning include the gutters?
Yes. We check the whole gutter system as part of every roof cleaning and clear what we find by hand, because a clean roof draining into a blocked gutter has only moved the problem. Washing the outside faces of the gutters, the streaks you see from the street, is a separate line on the quote.
Should I clean my roof before or after the leaves come down?
Before, for the moss treatment, and after, for the debris. A cleaning in late summer or early fall lets the first rains carry the treatment through the shingles, and a debris pass or gutter clearing after the last leaves drop in November, Seattle's wettest month, keeps the roof draining through winter.
What is the difference between roof cleaning and moss removal?
Roof cleaning is the routine: debris blown off, stubborn patches brushed, gutters checked, and a preventive treatment applied. Moss removal is what a roof needs once moss has established, and there the hand brushing becomes the main event and the quote is priced by how dense the moss is. Why is there white powder on my roof after the visit, and when does it go away?
The powder is the moss-prevention treatment, laid in bands so the rain can spread it. It stays visible until enough rain has dissolved it, usually a few weeks, and it will not damage or discolor the roof, so there is no need to rinse it.
